Lease Auditor
JOB SUMMARY
Schedules and performs all assigned lease audits relating to common area, real estate taxes, insurance and co:tenancy. Ensures the timely completion of the entire audit cycle, including preplanning, conducting the audit, writing final reports based on findings, follow:ups, negotiations, recouping the Real Estate Tax, CAM and Insurance overages, and completing necessary accounting entries to recover overcharges.
RESPONSIBILITIES
: Performs lease audits at landlords location which requires National travel upto 50. Conducts exit conference in a professional manner and negotiate with landlords representative(s), including Owners, CFO, Lawyers, CPA or Property Manager.
: Prepares audit reports and documents all audit exceptions. Submits audit report to landlord and tracks for future follow:up phone calls and written correspondence.
: Negotiates and collects audit findings with landlord. Submits required paperwork to close audit (accounting entries, lease administration paperwork).
: Packages, reviews, and performs preliminary testing and audit work prior to performing audits at landlords location.
: Assist the department in reducing CAM, Real Estate Tax and Insurance expenses by annual budgeted amount.
: Negotiates audit findings with landlords that are beneficial to the company and do not impact future dealings, this may require interaction with the legal department and potential amendments to the lease be drafted.
: Make recommendations to improve desk:auditing procedures for the Lease Administration Department and the Property Tax Department.
: Travel is up to 25:50.
: Special projects as assigned.
Experience required
: 2:4 years prior auditing or real estate experience
: Knowledge of auditing techniques and accounting systems
: Knowledge of real estate leasing
: Proficient with computers (MSWord, Excel, Retailease Database)
: Audit experience (public or internal)
: Property administration or lease administration.
: Bachelors Degree in Finance or Accounting, or equivalent job experience
